CGI Window Replacement: The Miami Owner’s Guide
CGI window replacement for a failed sash, balance, or glass unit in Miami typically runs $180 to $640 installed per window, depending on the series and whether you need the full sash or just the glass. Most CGI parts are in our Miami warehouse or can be pulled within two business days, and we do same-week installs for most replacements. The way most owners find out something failed is simple: a window that won’t stay up, a latch that won’t catch, or glass that fogs between the panes after a hard rain. You don’t always need a whole new window, and we’ll tell you that straight before we ever quote you a full replacement.
I’m Owen Satterfield, and I’ve been installing and servicing impact-rated windows in Miami long enough to know that CGI parts fail in specific, predictable ways. Salt air works on the hardware. UV beats on the weatherstripping. And the humidity finds every weak seal. Tell me what you’re dealing with, and I’ll tell you straight what it’ll take to fix it.
Which CGI Models This Applies To
We replace and install components across the main CGI product lines: Sentinel, Estate, Estate Collection, Targa, and the CGI Commercial Series. The compatibility gotcha that trips up most Miami homeowners is this: CGI glass units from the Sentinel line do not interchange with Estate series sashes, even when the rough opening measurements are identical. The frame profile depths and glazing bead styles are different, and forcing the wrong unit into the frame is how you end up with a warranty-voided window and a leak that shows up in the next named storm.
To identify your model, check the aluminum frame on the hinge side. CGI stamps a permanent label there with the series name, model number, and manufacturing date. If the label is faded or missing, we can still match it: measure the visible glass width and height, then the frame depth, and we’ll cross-reference it against CGI’s spec sheets. When OEM parts are available, we install OEM. When a CGI part is discontinued or on backorder, we’ll give you a quality aftermarket equivalent and tell you exactly what differs, so you’re making an informed call, not a blind one.
We’re an independent service provider. We are not affiliated with CGI, but we install more of their product than most dealers in Miami-Dade because homeowners with existing CGI windows want replacements that match what they already have. We also stock parts for PGT, CWS, and ES Windows when the job calls for it.
Signs Your CGI Window Replacement Is Failing
- Fog or condensation between the glass panes. The seal on the insulated glass unit has failed. In Miami’s humidity, this shows up fast once the desiccant inside the spacer is saturated. The glass unit needs replacement, not the whole frame.
- Sash won’t stay up or drops when you raise it. The block-and-tackle balance inside the jamb has worn out. CGI balances are sized by sash weight and series; the wrong replacement balance either slams the sash or makes it impossible to lift.
- Latch or lock won’t engage. Salt corrosion is the usual culprit on Miami windows near the coast. CGI’s multi-point locks can seize internally. Sometimes it’s a cleaning and lubrication job, sometimes the lock body needs replacing.
- Water staining on the interior sill or wall below the window. The glazing bead or sill dam has failed, or the frame anchors have pulled loose after years of wind-load cycling. This is the one you don’t ignore, because water intrusion rots the buck and the drywall before you see the stain darken.
- Window is harder to open or close than it used to be. The rollers on sliding windows or the hinge arms on casements and awnings have worn flat. In Coral Gables and Coconut Grove, tree canopy and salt air together shorten roller life by a couple of years compared to inland installs.
Replacement Cost & What’s Included
Here’s what CGI window replacement parts cost in Miami, installed:
- Insulated glass unit replacement (seal failure / impact glass): $180 – $360 per sash
- Sash replacement (frame and glass, CGI-compatible): $220 – $480 per sash
- Balance replacement (both sides, block-and-tackle): $140 – $230 per window
- Multi-point lock replacement: $120 – $210 per lock body
- Full-frame window replacement (CGI or equivalent impact-rated): $850 – $1,400 per window installed, depending on size and series
The spread exists because CGI made different series with different aluminum wall thicknesses and glazing options. A Targa is not priced like an Estate. Every quote we give is a written, line-item price before work starts, per the Kingswell Guarantee. That’s the whole point of the way we operate: you know the cost of the part, the labor, and the total before a single screw turns. We don’t revise quotes at the door, and we don’t hand you a surprise change order because the job turned out harder than we thought.
DIY or Call Us?
Here’s the honest split. You can safely clean the tracks, check the weep holes for debris, and take photos of the label and any visible damage before you call. That saves both of us time.
What you should not do yourself is pull a CGI sash out of the frame to replace a balance or a glass unit. These sashes are heavy. An Estate series sliding glass panel can run over a hundred pounds, and when one drops, it doesn’t miss. The balance springs are under tension even when the window is closed. Pinching a finger or dropping a sash into a tile floor is the best case scenario. The worst is a broken foot or a shattered impact-glass unit on the ground with you in the path of it. If the part that failed is the glass, the balance, or the locking mechanism, call us at (850) 753-2730. We’ll bring the right part, the right tools, and a second set of hands for anything over sixty pounds.
FAQs
CGI impact windows in Miami typically last 20 to 30 years as a full system, but the components have shorter lives: glazing seals often fail between year 10 and 15 in high-humidity coastal neighborhoods, balances tend to give out around year 12 to 18, and lock bodies can seize sooner if the home is within two miles of salt water. The frame itself is usually the last thing to fail. So a part replacement instead of a full window replacement is usually the right call before year 15. Call (850) 753-2730 and we’ll tell you which side of that line your window is on.
Some parts, like a sluggish latch or a dirty balance shoe, can be cleaned, lubricated, and put back in service. But a fogged glass unit, a snapped balance, or a lock with a stripped cam gear has to be replaced. We’ll always tell you the difference and show you the evidence, because we’d rather do a $140 repair you actually need than a $400 replacement you don’t.
A single-sash or glass-unit replacement takes 45 to 90 minutes once we’re on site. A full-frame CGI replacement takes a day for a single window, a day and a half for two or three, depending on the existing buck condition and whether we’re matching stucco or trim. We’ll match stucco and trim. Call (850) 753-2730 for a written estimate and we’ll give you a real arrival window, not “sometime between eight and whenever.”
We stock common balance springs, rollers, lock bodies, and glazing gaskets on the truck, because we know the failure patterns down here. Glass units and full sashes are ordered by size and series, and most arrive in our Miami warehouse within two business days. If your part is on backorder, we’ll tell you before you commit, and we’ll give you the aftermarket option if one exists that we’d put in our own house.

We’ll get the details, schedule a time that actually works, and hand you a written price before any work begins. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails.
