Therma-Tru Door Installation: The Miami Owner’s Guide
If you’re reading this, your Therma-Tru door isn’t doing what it’s supposed to do anymore. Here’s the straight answer: we stock Therma-Tru-compatible components and install replacement door hardware, weatherstripping, sills, sweeps, and full door slabs across Miami, with most door installation jobs landing between $450 and $1,800 installed depending on what’s actually failed. Call us at (850) 753-2730 and we’ll tell you exactly what you’re dealing with over the phone. How owners usually find us: their door won’t latch, water’s creeping under the sill after a Miami downpour, or the bottom sweep has rotted off from nine months of humidity and salt air. We’ve seen every version of this on doors from Kendall to Coral Gables.
Which Therma-Tru Models This Applies To
We work on the full Therma-Tru entry door range that’s common in South Florida homes: Classic-Craft, Fiber-Classic, Smooth-Star, Pulse, and the newer Benchmark line. The compatibility issue most Miami homeowners don’t know about is this: Therma-Tru makes their door slabs to accept specific hinge and hardware prep patterns depending on the series, so a Smooth-Star slab won’t always take hardware sized for a Classic-Craft slab without re-boring. That’s the kind of thing that turns a two-hour swap into a “we’ll need to come back with the right jamb” situation if you order parts blind.
Standing in front of your door, check the hinge edge of the slab for a small white or silver label, usually about a half-inch tall. It’ll have the series name and a manufacturing date. If that label is gone or painted over, measure the slab thickness: most Therma-Tru entry doors are 1-3/4 inches thick. For hardware, we always recommend OEM Therma-Tru parts when the door is under warranty, and quality aftermarket equivalents (like Emtek or Schlage matched to the existing prep) for older doors where the OEM markup doesn’t buy you anything extra. We carry both on the truck most days.
A note on who we are
Westlight Windows Miami is an independently owned and operated Kingswell location. We are not affiliated with Therma-Tru, but we install their products every week and know their spec sheets the way Owen Satterfield knows his way around Little Havana. We also stock parts for PGT, CGI, and CWS door lines, so we can match whatever’s already on your house.
Signs Your Therma-Tru Door Installation Is Failing
- The door drags across the threshold or won’t close without a shoulder. This usually means the hinges have sagged from years of humid-air swelling and cooling cycles, or the sill has settled. In Miami, it’s almost always one of those two, not the slab itself.
- Daylight visible at the bottom corner or along the latch side. Your weatherstripping has compressed past the point of doing its job. You’re now paying to air-condition the front porch.
- Water staining on interior flooring next to the door. The sill pan or the jamb-to-sill flashing has failed. South Florida’s summer rains will find any gap, and once water gets under the sill, it’s not going to dry out on its own.
- The deadbolt won’t throw without lifting the handle or pulling the door toward you. Your strike plate and latch are out of alignment, which is a security issue as much as a function issue. A door that doesn’t lock properly is a door that gets kicked in during a hurricane evacuation empty-home stretch.
- The bottom sweep is cracked, stiff, or missing chunks. Over time, UV and salt air turn rubber sweeps brittle. When the sweep goes, you get bugs, water, and lizard traffic. We replace these constantly across Miami.
Replacement Cost & What’s Included
Here’s what you can expect in the Miami market. A full Therma-Tru door slab replacement with new hardware and weatherstripping typically runs $900 to $1,800 installed. A hardware-only replacement (handleset, deadbolt, hinges, strike plate) runs $250 to $450. Weatherstripping and threshold/sweep replacement runs $150 to $350. When we give you a written price, it includes the part, labor, haul-away of the old components, and our Kingswell Guarantee: the price we write down before work starts is the price you pay when we’re done. No door-step revision, no “we discovered something” change order.
And if something fails within the guarantee period on the work we did, our 365-Day Done Right Promise means we come back and fix it at no charge. That’s in writing, handed to you when the job’s complete.
DIY or Call Us?
Honest answer: you can replace a bottom sweep yourself if the old one slides out of the kerf channel and the new one slides in. That’s a ten-minute job with a hacksaw. You can also tighten hinge screws to fix a minor drag. What you should not DIY: anything requiring you to remove the door slab from the frame, especially on a Therma-Tru with an adjustable sill. Get the sill height wrong and you’ll create a water entry point that does real floor damage in one Miami thunderstorm. Also, drilling new hardware on a fiberglass slab without the right hole-saw speed will melt the edges and void your warranty. That’s not a “be careful” warning, that’s a “we fix this after homeowners try it” warning. Tell me what you’re dealing with, and I’ll tell you straight what it’ll take to fix it. Call (850) 753-2730 and ask for Owen’s crew.
FAQs
A properly installed Therma-Tru entry door with maintained weatherstripping and hardware will last 20 to 30 years in South Florida. The parts that fail first are never the slab, they’re the soft components: sweeps, weatherstripping, and sill caps. Expect to replace those every 5-7 years here, more often if your door gets direct afternoon sun. If your slab is cracked or warped, that’s almost always an installation issue from the original job, not a manufacturer defect. Call (850) 753-2730 and we’ll tell you which situation you’ve got.
In most cases, yes. We repair sagging hinges, replace failed weatherstripping, re-align strike plates, and swap out worn sills without touching the slab. We replace the whole door only when the slab itself is cracked, the core has absorbed moisture, or the cost of piecemeal repairs exceeds 60% of a new slab’s cost. We’ll show you the numbers either way before any work starts.
A hardware and weatherstripping replacement takes about one to two hours. A full slab replacement with new sill takes a half day, typically three to four hours. We give you a written arrival window and we show up in it. If we’re running late, we call you, because someone at (850) 753-2730 answers when you call us.
We stock the most common Therma-Tru hardware, hinges, sweeps, and weatherstripping on our trucks in Miami. If you need a full slab in a specific size, grain pattern, or glass configuration, we order it directly and handle the entire process, including checking the slab on arrival for shipping damage. You don’t chase anyone. That’s our job, and it’s included in the written price.
Get Your Written Price Before the First Screw Turns
You don’t have to guess what your Therma-Tru repair or replacement will cost, and you shouldn’t. Call Westlight Windows Miami at (850) 753-2730. A real person answers, day or night. We’ll ask a few questions about what your door is doing, and we’ll schedule a time to come look at it. You’ll get your written price before any work starts, and it won’t change at the door.
