PGT Window Replacement: The Miami Owner’s Guide
If you’ve got a failed PGT window or door, we stock PGT-compatible replacement sashes, glass packs, rollers, balances, weatherstripping, and hardware, and most window replacements run $450 – $1,400 installed depending on glass type, size, and impact rating. We can usually get eyes on the window within two business days and have parts ordered the same day once we confirm model numbers. The way most Miami homeowners discover a part has failed is simple: a window that suddenly won’t stay up, a balcony door that drags, condensation you can’t wipe away from between the panes, or a latch that no longer bites.
Which PGT Models This Applies To
PGT’s Miami market is dominated by a few series, and the replacement part depends entirely on which one you have. The WinGuard line (aluminum and vinyl, impact-rated) is the most common in high-wind zones like Coconut Grove, Brickell, and Pinecrest. Spectrum is the vinyl, non-impact option you’ll see across older inland neighborhoods like Westchester and Kendall. The 700/770 Series and EZ-Breathe casements turn up in townhome communities and mid-rise condos around Doral and Cutler Bay. You’ll find the identifying information on a small sticker or etch in the corner of the glass, or stamped on the frame near the sash lock: look for a code like “PGT 5500” or “WinGuard W-3700.” If the label’s gone, we measure the glass thickness, the frame depth, and the sash dimensions to reverse-engineer what’s actually there. One compatibility gotcha we see constantly: WinGuard impact sashes from before roughly 2015 used a thicker interlayer that changes the overall glass pack dimensions, so a brand-new WinGuard sash will not always drop into an older WinGuard frame without a conversion shoe or new balance. That’s the kind of thing that turns a $300 parts order into a two-week job if you guess wrong online.
OEM versus aftermarket matters more with PGT than with most brands, because Miami-Dade’s impact product approvals are tied to the assembled unit, not just the glass. For anything in a windborne debris zone, we order the OEM PGT sash or approved equivalent from our PGT supplier and keep the paperwork attached to the installation record. For non-impact vinyl Series windows, quality aftermarket balances and rollers are often just as durable and can cut the parts cost by 20 – 40%. We’ll tell you which is which before you spend a dollar.
Signs Your PGT Window Replacement Is Failing
- Condensation between the panes. This means the argon or krypton gas fill has escaped and the seal has failed. The glass still glazes, but it’s not insulating, and in Miami’s humidity you’ll see the fog bloom in the morning and fade by afternoon.
- Window won’t stay open, or slams shut. The spiral balances or block-and-tackle balances inside the jamb have lost tension or snapped. On PGT’s heavier impact sashes this also means the window is fighting you every time you operate it.
- Latch or lock won’t engage. The keepers and cam locks on PGT casements and hung windows wear over years of salt air. When it can’t lock, an impact window is just a heavy window, and it needs the hardware replaced to actually shed wind load.
- Roller drag or grinding on sliding glass doors. PGT sliding doors ride on adjustable tandem rollers. Once sand and salt pitting get into the bearings, the door gets stiff, then it chips the track. Replace the rollers before the track gets grooved and the entire frame job gets more expensive.
- Water stains or mildew on the interior sill after rain. On older WinGuard installs, the weep system or the sill dam gasket was the first thing to degrade under south-facing sun. The sash itself is often fine, but the weatherstripping and sill need reworking before water finds your drywall.
None of these get better on their own. In a city where the next named storm can arrive in October, a window that won’t lock or seal is a liability.
Replacement Cost & What’s Included
In Miami, here’s what we actually charge, installed:
- Vinyl Series window sash or glass pack only (non-impact): $450 – $750
- WinGuard impact sash or glass replacement: $800 – $1,400
- Balance, roller, or hardware swap (single window/door): $150 – $450
- Full weatherstripping and sill rework on a slider: $300 – $600
What moves the price: glass type (clear, low-e, laminated), size, access (second-floor windows above a tile roof cost more in labor time), and whether we’re pulling a permit. On impact-rated units in Miami-Dade’s HVHZ, we pull the permit and pass the inspection, and the paperwork stays with the house. You get a written price before any work starts, and if the new part fails within our guarantee period, we come back and correct it at no charge. That’s the Kingswell Guarantee in writing, on every job.
DIY or Call Us?
There are a couple of things worth checking yourself before you call: clean the track, see if the weep holes are clogged, and check whether the sash is actually fully seated in its frame. If a balance snaps inside a jamb, though, or you’re dealing with a WinGuard impact sash, that’s where DIY goes sideways. A heavy laminated sash stores real kinetic energy, and the balance systems are under constant spring tension. When they fail, they can take a finger or a window opening with them. We’ve repaired enough DIY attempts in Little Havana and North Miami Beach to know that the savings evaporate the moment a trim nail finds its way into a balance channel. Tell me what you’re dealing with, and I’ll tell you straight what it’ll take to fix it. Call (850) 753-2730 and we’ll walk through it with you.
FAQs
A properly installed PGT impact window in Miami’s salt air and sun should last 25 – 30 years for the frame, with glass seals and hardware typically needing service at the 10 – 15 year mark, and we see seal failures earlier in south-facing elevations without overhangs. Call (850) 753-2730 for an assessment, and we’ll tell you whether it’s a seal or a whole-sash job.
In most cases you don’t need a whole new window: a failed glass pack, a broken balance, or a dead roller can be replaced as a part while keeping the original frame and trim. If the frame itself is rotted, racked, or leaking at the rough opening, that’s when replacement makes more sense than repair. Call (850) 753-2730 and we’ll give you the straight answer after one look.
A glass pack or sash replacement usually takes 2 – 3 hours on site once the part arrives, and a balance or roller swap takes under an hour per window. Impact parts typically take 5 – 10 business days to arrive from the PGT supplier. We’ll tell you the timeline in writing before any work starts.
Our trucks carry the common failure items: PGT-compatible spiral balances, block-and-tackle balances, rollers, cam locks, keepers, and weatherstripping for the Series and WinGuard lines serving Miami and the surrounding county. Custom glass packs and impact sashes are ordered per job with the exact specs matched to your window’s label. We’re an independent service provider, not affiliated with PGT, but PGT parts are what we work with, alongside CGI, CWS, and ES Windows. Call (850) 753-2730 for a free estimate and we’ll check what’s on the truck first.
No. The price you receive in writing before the job is the price you pay, barring something catastrophic found inside the wall or frame that we’d never quote blind. In that case we stop, show you what we found, and get your approval before touching another screw. Call (850) 753-2730 to get your written quote started.
